The opportunity for wildlife and bird watching is amazing, as are off road cycling, and forest drives.
According to a recent report ...'Loch Ryan’s importance for birds borders the qualifying threshold for Special Protection Area designation: the highest European designation for birds. Loch Ryan is nationally important for (Canadian) pale-bellied brent geese (Brantabernicla ), scaup (Aythya marina ), eider (Somateria mollissima ), red-breasted merganser (Mergus serrator ) and Slavonian grebe (Podiceps auritus ). It is the only regular place in Scotland to see pale-bellied brent geese and offers some of the best views of wintering scaup and Slavonian grebes in the UK. It also holds good numbers of red-throated (Gavia stellate ) and black-throated divers (Gavia arctic ) in winter. In late spring and early summer it holds the region’s largest breeding tern colonies at the Wig and Cairnryan old pier. In all, Loch Ryan is regarded as one of the best birdwatching sites in the UK throughout the year.' ref. Loch Ryan Management Plan 2014

THE DETAILED PLANNING
There is opportunity for a B&B business ( subject to planning ). There is also potential to extend the detached 2 vehicle garage with a potential loft /studio space.
The plans also include a very large undeveloped attic space ( at least 3-4 bedroom or master potential ) , and there is possibility of a basement due to the natural slope.
Some groundworks have been untaken, which constitutes a start, and the PP is authorised in perpetuity. Easy groundworks as soil is not challenging - potential for a swimming pool to be located on the terraced rear garden ( subject to planning ).
House image has been created with the submitted detailed plans of the building, and may be subject to controls by Planning authorities.
This is a rare opportunity to build a large house on a Southern Scottish ocean Loch, with potential business interest.
Loch Ryan is known for leisure fishing and sheltered pleasure boating. Neighbouring Stranraer has a marina, where many moor permanently. There is easy sailing access to the Isle of Mann and Ireland across the Irish Sea ( into which Loch Ryan opens ).
The plot has beautiful south - west facing views across Loch Ryan, and a terraced hillside at the rear. Just walk across the road and you are on the water ! The photo with the ferry is taken from the land.
It is perfectly situated to provide opportunities for cutting edge modern methods of construction and energy efficiency, as well as providing privacy and easy access for travelling.
EPC rating could be exemplary, A+ anticipated.
